I’ve Been Owner Financing Long Before It Was Cool (or necessary)
I’m not new to real estate, I’ve been a real estate investor for more than 10 years and spent over 8 of those years specializing in owner financing. As soon as I realized the power of combining my realtor license with my owner finance program, I did what any savvy business person did – I started building a team and coaching them on my techniques.
My owner finance team has documented results and we are consistently closing owner finance deals each month.
Owner Financing – What the Heck is That??
3 to 4 years ago – owner financing was a unique niche. When I first moved to Austin it took me 3 weeks to find a title company willing to close my owner financed deals. I had to teach the title company how the process worked and since then they’ve closed hundreds of transactions for my team and I.
In 2008/2009 – most Realtors in Austin looked at me sideways (or like I had the plague) if I mentioned the term owner financing. Fast forward to 2011 and most realtors and even sellers are at least willing to discuss the idea.
Are you Too Busy to Bother with Owner Financing?
If you’re a realtor with established SOI and/or lead sources, owner financing may not be needed AND by being trained in the art of owner financing… you can refer these types of leads to someone on your team or supplement your income.
There is a wide range of ways that I provide my coaching services. It depends on you, your goals and your current marketing plan. Don’t have any of those, then we will start there first.
Most of my students get their first deal within 30 days.
Texas owner financing is different from the rest of the country. I believe it is one of the reasons our housing market has remained a bit more stable. At the end of 2010 I added almost 20 more sold homes to my local community.
